Conditions of the $25,000 Contribution

The SELLER undertakes to have an amount of twenty-five thousand dollars ($25,000) deducted from the proceeds of the sale otherwise payable to the SELLER and paid to the syndicate of co-ownership for Unit 504, following the signing of the deed of sale and in accordance with the acting notary's procedures. This amount will be credited to the account of Unit 504 for the benefit of the BUYER and may be applied toward condominium fees, in accordance with the syndicate's administrative procedures.

This contribution is conditional upon the final sale price stated in the deed of sale being at least three hundred twenty-nine thousand nine hundred dollars ($329,900), all conditions of the promise to purchase having been fulfilled or waived, and the transaction being effectively completed by the signing of the deed of sale before the notary.

Any reduction of the sale price below $329,900, for any reason whatsoever, including following an inspection, an expert assessment, or any amendment agreed upon between the parties, shall automatically render this contribution null and void, unless otherwise agreed to in writing by the SELLER.

Should the transaction not be completed, no contribution shall be payable by the SELLER.

This contribution is offered exclusively in connection with this brokerage contract and may not be claimed or applied to any transaction concluded outside of it, unless otherwise agreed to in writing by the SELLER.
